Since 1915, BOMA International has published the office floor measurement standard. The standard has evolved over time and is known as the preeminent standard for calculating areas in Office Buildings. The application of the standard produces areas vital to lease transactions and building valuation in a consistent manner, regardless of geographic location, building architecture, or the practitioner who applies it.


This BOMA 2024 Office Standard (ANSI/BOMA Z65.1-2024) includes many new features, enhancements, and clarifications. It also addresses questions that users of the previous BOMA Office Standards have asked the Interpretations Subcommittee.

BOMA 2024 for Office Buildings

The BOMA 2024 Office Standard includes many new features, enhancements, and clarifications since the release of the 2017 edition. It is intended exclusively for office buildings, regardless of the nature of the businesses they house; including but not limited to, various commercial, medical, institutional, and life science uses. It can be used for single tenant, multi-tenant, or multi-building configurations, and is suitable for measuring new, existing, and proposed office buildings.


The Primary Objectives of This Standard Are:

  • To promote an unambiguous framework for determining the areas of Office Buildings with a strong focus on Rentable Area calculations.
  • To facilitate transparency and clear communication of building measurement concepts among all participants in the commercial real estate industry.
  • To allow a comparison of values on the basis of a clearly understood and and generally agreed upon method of measurement.

What's New in the 2024 Standards?

  • Qualifying at-grade Unenclosed Areas included in Rentable Areas
  • Tenant Storage Areas included in Rentable Area (no Load Factor applied)
  • Unenclosed Tenant Areas no longer have any Load Factors applied to them
  • New category of space known as “Non-Allocated Tenant Areas” to accommodate Unenclosed Tenant Areas, Tenant Storage Areas and Single Tenant Shafts
  • Inter-Building Areas renamed to "Inter-Allocated Areas"
  • Support for tenant controlled shafts and specialized equipment areas that are typically found in life sciences and medical Office Buildings
  • Method B simplification and clarifications
